Documents Required for a Spanish Mortgage
The documents you will need to furnish to the institution where you apply for your loan provide three types of information:
Personal details
Spanish ID Card (DNI) or Vat No. and, if married, the applicable community property system (this is because, should the mortgage be arranged for a home that will be used as the family address, the consent of both spouses is required).
Financial details
- Employees: Usually, the last 2 payslips are requested, along with the most recent personal income tax and personal property tax statements.
- Self-employed: Usually, the most recent personal income tax and personal property tax statements are requested, along with the receipts for the most recent interim income tax and VAT payments.
Details of the property to be mortgaged
Several situations are possible:
- Private purchase between individuals: Photocopy of the title to the home (to be furnished by the seller).
- Purchase from a developer: If the works are being financed by the same bank where the buyer is applying for his or her loan, a photocopy of the purchase agreement must be furnished, to be provided by the developer. If the works are being financed by a different bank, the deed of horizontal division must be requested from the developer.
- If you wish to build your own home: You must provide the title to the parcel and the building permit and plans.
